Suitez
Two towers over Jalan Hang Jebat, 160 m from Merdeka MRT
From RM699,000 · 914 suites in two towers · 323 to 657 sq ft · office suite, 1+1 and 1-bedroom plans · leasehold, commercial title sold under the HDA · no car park bay
About a two-minute walk to Merdeka station (SBK17) on the Kajang line. One stop to Pasar Seni, one to Pavilion Bukit Bintang, two to TRX, two to Muzium Negara for KL Sentral.
Menara Merdeka Maybank is two minutes away on foot, with its mall and the rest of the Merdeka 118 precinct between here and the station.
Not one bay comes with a unit, and I would rather you heard that from me than at the booking table. The trade is the station at the end of the street; if you need to park a car daily, this is not your project.
Commercial title, so utilities and assessment are billed at commercial rates — but the sale is governed by the Housing Development Act, which brings the statutory sale contract, stakeholder sums, a defect liability period and late delivery compensation.
Three plans and a mirrored fourth. Type A is an office suite, Type B adds a bedroom and a study, Type C is a one-bedroom with two bathrooms and the only plan with a foyer.
The Malaysia Basketball Association is in this development's name and on its facility floor: a 3x3 court with tiered seating, the Playmaker Hub and The Bench around it.
The sales kit states the suites are run by a hospitality management company — the same name that signs both interior concepts — rather than left to a conventional management office.
A luxe pool and jacuzzi, a sunlit pool and deck, a kid's pool, a two-room gymnasium with a running track, and coworking, games, music, loft and sunken lounges between the gardens.
Price, tenure, developer, total units and completion come from my own project record; everything else is EXSIM's sales kit, which prints no price, no tenure and no developer's licence or advertising and sales permit number. Prices are indicative and gross, before any rebate. Renders on this page are the developer's artist impressions, and the floor plans are the sales kit's own drawings — a built unit will differ.
Every typical floor in both towers carries the same mix: Type A office suites on the north face, Type B along the middle and Type C across the south side, with a mirrored Type C(M) on the opposite half of the plate. Each plan in the kit comes with its own key plan, so the stack and the view come with the layout you pick.

1 bedroom · 2 bathrooms
Units 01, 02, 03 and 3A in Tower B; 3A, 05, 06, 07 and 08 in Tower A · 61 sq m
The largest plan and the only one with a foyer: living and dining on one side of the pantry, the bedroom and its own bathroom on the other, a second bathroom off the hall and a powder room by the door. 8.1 m wide.

1 bedroom · 2 bathrooms
The mirrored half of the Type C stacks · 61 sq m
Type C handed over — the bedroom takes one side and the living and dining the other, so the same plan can face either the city to the north or Merdeka 118 to the south depending on where it sits on the plate.

1+1 bedrooms · 1 bathroom
Units 05, 06 and 07 in Tower B; 09, 10, 11 and 12 in Tower A · 45 sq m
One bedroom and a study, with living, dining and the pantry in a line down the window wall. The study is the “+1” the developer writes as 1R + 1 — a room, but not a bedroom, and I do not count it as one. 5.9 m wide.

Office suite · 1 toilet
Units 08, 09 and 10 in Tower B; 01, 02 and 03 in Tower A · 30 sq m
Drawn and labelled as an office suite rather than a home: one open room with a pantry, a utility cupboard and a toilet at the back. It is the entry size and the one most rental pitches are built on — ask me what it is approved to be used as before you plan around it.
A “1R + 1” is one bedroom and a study, not a two-bedroom — I count true bedrooms only, here and everywhere else on this site.
All four plans, both key plans and every facility render are in the sales kit.
Tower B runs levels 7 to 43A and Tower A levels 7 to 51, set either side of the lift cores. The Type A office suites take the north edge looking over the city, the Type B units sit in the middle of each wing, and the Type C and C(M) plans run along the south side facing Menara Merdeka Maybank.

I would rather list what is missing than let the page imply the kit answers it. Ask me and I will put these to the developer in writing.
The basketball is not decoration: the Malaysia Basketball Association is the development's partner, and the court, its tiered seating, the Playmaker Hub and The Bench are built around it. Alongside them are a two-room gymnasium with a running track, the luxe pool and its jacuzzi, a sunlit pool and deck, a kid's pool, five lounges for work, games, music and quiet, and three gardens.

The kit gives each of these a page of its own but never says which level it sits on, or which tower. That is on my list to confirm.
The site is on Jalan Hang Jebat, with the Merdeka 118 precinct, Stadium Merdeka and Stadium Negara between it and Merdeka MRT, and Petaling Street a three-minute walk the other way. Every distance below is the sales kit's own figure.

The live map is centred on Jalan Hang Jebat. The sales kit gives no street number, so this is the road rather than the gate.
Open in Google MapsPrices start at RM699,000 on my project record. The sales kit itself prints no price list, so that figure is mine rather than the developer's published range, and it is the entry price — the 657 sq ft Type C sits well above it. Message me on WhatsApp and I will send the current price list for the exact type, tower and floor you want, with the rebate and package as they stand that week.
No. Not one bay comes with any unit, and that is the single most important line on this page. Everything about the development assumes the MRT at the end of the street: Merdeka station is 160 m away, Pasar Seni is one stop and KL Sentral is two. If you drive daily, or you are buying to let to someone who does, ask me first what parking actually exists around the Merdeka 118 precinct and what a monthly bay costs there — I would rather work that out with you now than have you find it after signing.
RM0.99 per square foot a month, with the sinking fund included in that rate rather than charged on top. That works out at about RM320 a month on the 323 sq ft Type A, about RM479 on the 484 sq ft Type B and about RM650 on the 657 sq ft Type C. For a city-centre tower with pools, a gym and a basketball court to run, the rate itself is unremarkable — but this is a commercial-title development, so budget for the utilities on top of it at commercial rates.
Commercial title, and it is sold under the Housing Development Act — the two sit together, and buyers often assume they cannot. Commercial title decides your bills: electricity, water, assessment and quit rent are charged at commercial rather than residential rates, which is the more expensive side. Being sold under the HDA decides your protection: the developer must hold a housing developer's licence, the sale uses the statutory sale and purchase agreement rather than one the developer writes itself, part of your money is held by a stakeholder, there is a defect liability period after handover, and there is compensation if the keys are late. Plenty of serviced and office-suite products in Kuala Lumpur are sold outside the HDA with none of that. Ask me to show you the licence and permit numbers on the sale documents before you pay a booking fee.
Leasehold. The sales kit does not state the tenure at all, so that comes from my own project record — and on a leasehold city plot what matters is the number of years left on the lease, which nobody has published. I will get the title search and the balance of the lease from the developer in writing before you commit to anything.
Three plans and a mirrored fourth. Type A is 323 sq ft and drawn as an office suite: one open room with a pantry, a utility cupboard and a toilet. Type B is 484 sq ft with one bedroom, a study, a bathroom and living, dining and pantry along the window. Type C is 657 sq ft with one bedroom, two bathrooms, a powder room and a foyer, and Type C(M) is the same plan mirrored so it can face the other way. Every typical floor in both towers carries all three.
No, and I will not list it as one. The developer writes it as 1R + 1: one bedroom and a study. The study is a real room and a useful one — it is what makes 484 sq ft workable for two people — but it is not a second bedroom, and counting it as one is how buyers end up comparing this against genuine two-bedroom stock that costs more for a reason. I count true bedrooms only, here and everywhere else on this site.
It is drawn and labelled as an office suite, which is the honest answer. At 323 sq ft with a pantry and a toilet it is the entry unit and the one most rental pitches are built on, and on a commercial title an office use is straightforward. Before you plan on living in it, or letting it to someone who will, ask me what use is approved on the sale documents — that is a question for the developer's lawyers, not for a brochure.
160 m to Merdeka station (SBK17), which the sales kit puts at about a two-minute walk, with the Merdeka 118 precinct between the two. On the Kajang line that is one stop to Pasar Seni for the LRT and Central Market, one stop to Pavilion Bukit Bintang, two to Tun Razak Exchange, and two to Muzium Negara where you change for KL Sentral.
A 3x3 basketball court in the Malaysia Basketball Association's own colours, with tiered seating, The Bench terrace and the Playmaker Hub around it. A gymnasium in two rooms, one of them a running track along the glazing. A luxe pool with a jacuzzi, a sunlit pool and deck, and a kid's pool. Coworking, games, music, loft and sunken lounges. Garden alcoves, a garden lounge and a hanging garden. The arrival floor has the grand lobby and its arcade, with lift lobbies on the residential levels.
EXSIM is the developer — one of the more prolific names in Kuala Lumpur city-centre high-rise — and the Malaysia Basketball Association is the partner whose name is on the building. That is where the 3x3 court and the courtside facilities come from. The sales kit also says the suites are run by a hospitality management company rather than an ordinary management office, and that is the part to read the fine print on: ask what the operator charges, what it takes off a letting, and whether you are obliged to use it at all.
Kuala Lumpur applies a minimum purchase price of RM1 million to foreign buyers, and the entry price here is RM699,000 — so a foreign purchase is not automatic and depends on the unit. Commercial title and leasehold land each add their own steps, and a leasehold transfer needs state consent, which takes time. Tell me which passport you hold and which unit you are looking at, and I will get the position confirmed in writing before you pay anything.
2031 on my project record, which is about five years out — a long build, and normal for a tower of this height in the city centre. The sales kit prints no completion date of its own. Because the development is sold under the Housing Development Act, the completion period and the compensation due if the developer is late are written into the statutory sale agreement rather than left to goodwill, so ask me to point you at that clause when you read the documents.
Figures checked in October 2026 against EXSIM's MABA Suitez sales kit and my own project record. The kit carries no developer's licence or advertising and sales permit number, and nothing on this page invents one.
Leave your details and I'll come back with the current price list, which types are still open in each tower, and straight answers on the car park, the title and what the hospitality operator charges.
