New Condos Under RM500,000

Nine new condominium launches in Kuala Lumpur and Selangor start under RM500,000, the lowest being M Aurora from RM339,000. They run from Sri Petaling and Old Klang Road out to Subang and Kwasa Damansara. Each project's entry price, tenure and location is listed below.

These are entry prices — the smallest layout in the current release, usually a one-bedroom or a compact two. The larger layouts in the same development cost more, and a release can move the entry price up without notice, so treat the figure as the starting point for a conversation rather than a quote. Every price here is read from the project's own page, so this list cannot fall out of step with them.

Does under RM500,000 mean I can get a loan for it?
It improves your odds, but the bank looks at your income and commitments rather than the price alone. As a rough guide, a RM450,000 purchase on a 35-year loan needs a combined household income somewhere around RM7,000 to RM8,000, depending on your existing debts.
Are there any first-time buyer schemes for these?
