Three things decide whether a home is within reach: what the paperwork costs you on day one, what the loan costs you every month, and whether a bank will lend against your income once your existing commitments are counted. There is a calculator here for each, built on the published Malaysian rates rather than rules of thumb — the Solicitors' Remuneration Order 2023 scale, the current stamp duty tiers and exemptions, and the way banks actually score a debt service ratio.

Which one you need first

If you are working out whether you can buy at all, start with the DSR calculator. It tells you the largest loan your income and existing commitments will support, which sets the budget everything else follows from — there is no point pricing a home the bank will not lend against.

Once you have a price in mind, the loan instalment calculator gives you the monthly commitment and, more usefully, what it becomes if rates rise a point. Then the legal fees and stamp duty calculator tells you what has to be in the bank on day one, on top of the down payment. That last figure is the one buyers most often underestimate.
