Condos 2,000 Sq Ft & Above

Nine new condominium launches in Kuala Lumpur and Selangor offer a home of 2,000 sq ft or more. Four of them — Stellar Damansara, Aetas Taman Desa, The Eden @ Kenny Hills and the Imperial Residences at Pavilion Damansara Heights — are built entirely at that scale; in the rest, the large layout tops a wider range. Each project's built-up, entry price and location is listed below.

Two thousand square feet is roughly double the standard new-launch three-bedroom, and projects reach it in two ways: some are designed entirely around large homes, others keep one or two big layouts at the top of an ordinary range. The built-up column says which is which for each project — “every layout” means the whole building is at this scale, and where the big home is the exception the rest of the range is stated beside it. The price shown for each project is its entry price — in a mixed tower that buys the smallest layout, not the large one.

Is the price shown the price of the 2,000 sq ft unit?
Only where every layout is that size. In a mixed tower the price column is the project's entry price, which is its smallest layout — the large layout in the same building costs a multiple of it. Message us for the price of the specific big layout you want.
Why are large condo layouts so scarce in new launches?
Because most new Klang Valley high-rise stock is built for affordability and rental yield, which pushes layouts toward 450 to 1,100 sq ft. A developer that commits a whole tower to 2,000 sq ft and above is targeting owner-occupiers upgrading from landed homes, and there are only a few of those projects in any launch cycle — which is why they tend to hold their value.
Should I buy a large condo or a landed house at this budget?
The prices genuinely overlap: 2,000 sq ft condominiums here run from under RM2 million to well past RM7 million, which buys a terrace or semi-detached house in many neighbourhoods. The condo trades land and a garden for security, facilities, lifts and a single-floor plan — that last one matters if you are buying with older parents in mind, which is a common reason buyers want this size.
How much is maintenance on a 2,000 sq ft condo?
Maintenance is charged per square foot, so a 2,000 sq ft home pays roughly double what a 1,000 sq ft home pays in the same building — the size cuts both ways every month, not just at purchase. The rate differs project to project and some quote it with the sinking fund included while others add it on top, so check the rate on each project's own page and multiply by the built-up before you commit.
