Calm over noise. Meaning over display. Endurance over trends.
RM2,400,000 · 217 units · freehold · target launch Q4 2026
Aetas is Latin for lifetime. Set on one of the highest natural points in Taman Desa, this is 217 homes across two blocks on 3.93 freehold acres — just four to a floor, from 2,400 to 7,385 sq ft. The homes are planned as bungalow and semi-D layouts within the two blocks rather than as landed houses. The architecture takes its cue from Chinese living wisdom, translated into four principles: belonging, flow, restoration and endurance.
217 residences across two blocks on 3.93 acres. Fewer neighbours, larger proportions, and a discretion that suits how these families actually live.
From 2,400 sq ft to 7,385 sq ft, in bungalow and semi-D layouts within the blocks — space without the upkeep of a landed legacy.
One of the highest natural points in Taman Desa, with long views to the KL skyline and Bukit Gasing on the other side.
Taman Desa is not new, and that is its strength — a mature enclave of landed character between Mid Valley and Bangsar.
A contemporary reading of belonging, flow, restoration and endurance, resolved through arrival, circulation and light.
Rooms shaped for shared rituals and family life, with the two penthouses at 7,385 sq ft offering 5+1 bedrooms and six bathrooms.
Quiet streets under old trees, with Bukit Gasing and the neighbourhood's landed character on the doorstep.
Type D carries three bays, most types four, Type A four to five and the penthouses eight — planned around genuine family logistics.
Prices shown are indicative and gross.
Aetas runs seven types across the two blocks, from 2,400 sq ft to 7,385 sq ft. Bungalow and semi-D describe how each home is planned inside the blocks — Aetas is a highrise development of 217 residences, not a landed one.

Aetas is designed around three principles rather than a list of amenities. The full facilities schedule is still being finalised ahead of launch — message me and I'll send it the moment it's released.
Over noise and clutter. Arrival, circulation and light are resolved so the home feels intuitive — movement without friction.
Over display and excess. Spaces shaped for family life and shared rituals, where connection is built into how one lives.
Over trends and novelty. Materials, detailing and provisions chosen to stay relevant and comfortable for years.
Four residences to a typical floor, arranged around a central core so each home turns outward. Block A faces the KL city skyline; Block B looks toward Mid Valley and Bangsar.
