Plenty of developments quote a maintenance charge and then bill the sinking fund on a separate line, so a headline of RM0.42 elsewhere can land higher than this one once the second line appears. Two things to budget alongside it. Commercial title means electricity, water and assessment are usually charged at commercial rather than residential rates, and that sits on top of the maintenance fee. And the developer sets this rate before handover — once the joint management body forms after vacant possession, owners can revise it, and rates generally drift up rather than down.
